Sellers don't Negotiate with Buyers and Buyers don't Negotiate with Sellers.  Both are represented by Agents/Realtors/Negotiators, so a Seller will have a Representative and the Buyer will have a Representative, that will Negotiate on your behalf.  

My Advise to Everyone, Especially Sellers Hire a Negotiator, not just an Agent/Realtor. No matter what their Real Estate background is many Sellers are Hiring  Agents/Realtors that are leaving Tens of Thousands of Dollars on the Table.
